MYTH: You must go to an estate agent for a Home Information Pack (HIP)

TRUTH: You should obtain your HIP from a Solicitor

Some estate agents claim that you must obtain a Home Information Pack from them to be valid. This is not the case. The HIP contains legal documents which have traditionally been prepared by solicitors. If an Estate Agent claims that you must obtain their HIP if you wish to use them you should speak to us and we can advise you of your rights.

If you are buying or selling a house that has more than three bedrooms, you will now need to obtain a home information pack before you can market your property. We can provide you with your Home Information Pack as part of our service.

What Is A Home Information Pack?

Home Information Packs were initially intended to streamline the whole conveyancing process. However, they have now been changed so many times and the only real difference now will be in the inclusion of an energy performance certificate. The full requirements for a pack include:

• A Home Information Pack Index
• An Energy Performance Certificate (this confirms on a scale of A to G how energy efficient the property is).
• The Sale Statement confirming the sellers name, the address of the property being sold, whether it is freehold or leasehold and registered or unregistered land.
• Evidence of the Title of the Property
• Local and drainage and water searches
• Additional information for leasehold and commonhold sales

What If I Already Have A HIP

If you have already obtained a HIP from an estate agent or a solicitor we can still help you with your sale. Please contact us as soon as you find a buyer. You do not have to stay with the Estate Agent or Solicitor who provided the HIP, we can still help you.
