Tips on how to make your house move stress free!

Moving house is said to be one of life’s most stressful experiences – it is up there with getting married, getting divorced and having a baby! However, moving house doesn’t have to be stressful – a little of bit of planning from the outset goes a long way to helping your house move run smoothly.

Research

It is important that you carefully research the area you are going to live. Visit the government’s new police crime site (www.police.uk) to check out the crime rates in the area, look up information on local schools and find out whether you can easily commute to work. Everybody’s needs and expectations are different – decide what is important to you and ensure that you will receive those things from the area in which you are looking to buy.

Plan your finances

Be realistic about what size mortgage you can afford. You should speak to an independent financial adviser to find out what the best mortgage deals for you are and carefully make a list of your day to day expenses so you know what amount of monthly repayments you would comfortably be able to afford.

Selling first?

It is often advisable to have an offer accepted on your own property before setting your heart on a new property. This puts you in a much better bargaining position and you are less likely to be ‘gazumped’ if you are in a strong position. You may even be favoured by the vendor over another – higher – bidder who has not sold their own property, especially if the vendor is in a hurry to move. However, if there are not enough properties coming on to the market it may be good advice to find what you want to buy first. Alternatively, be prepared to go into temporary accommodation to ensure a stress free move.

Think ahead

People often leave ‘little’ things like sorting out utility bills and booking removal companies until the last minute. Avoid doing this if you can. It is important that you telephone your utility companies a few weeks before you are moving so that, ideally, you have things like electricity working when you move into your new house and that you are also not left with bills incurred by the previous owners! Make sure you use a reputable, reliable removal company and book them as soon as you know the date of your move.

Packing

Pack your belongings strategically! That is to say, do not pack things you are likely to need straight away (a kettle comes to mind!) at the bottom of one of 15 brown boxes that all look the same! Label your boxes and try and keep essential items easily to hand. Simple steps such as this can alleviate a lot of stress when you first set foot in your new home.

Choosing a solicitor

Make sure you choose a conveyancing solicitor that you trust and feel comfortable dealing with. You need someone who specialises in conveyancing and who will keep you regularly updated of how your transaction is progressing.

When it comes to moving home, don’t let the stress of the situation spoil what should be the start of an exciting new adventure. Start planning as soon as possible after you have made the decision to move and try and keep on top of all of the little things that go into moving home.
